Building Process
Your dream home may have no limits, or you may have more dream than budget. Freeburgh Builders is eager to meet the challenge of your specific project. Either way you have the right to an on time, on budget, enjoyable and rewarding building experience.
Initial Meeting - This is to first establish a connection with the client. Hopefully find some common ground, as to what makes a truly great building. Also to find out what level of building you are trying to achieve, and discuss a rough budget.
Design Agreement - A design agreement is then entered into. Design details are stated on the agreement, including a fee, which is based on the details and the budget of the job.
We spend some time reviewing your likes and dislikes, by looking at pictures in magazines and photo’s. Also an inspection of the property on which the building will be situated, to determine the path of the sun, topography and other features of the site.
It is then our primary objective to design a home that you will love, as well as one that can be built to, or very close to, your given budget.
This stage can include, design, drafting, building specifications, engineering, and energy rating. As well as planning and building permits if not already obtained.
Costing - Once the plans and specifications are complete, we generate firm estimates, and break down of costs, We’ll review and discuss the costs in detail, as they form the basis of your financing and our formal agreement.
General contracting fees are usually defined in one of two ways:
a. Cost plus contract: All building construction costs plus an agreed upon fee (usually a percentage).
b. Fixed price contract: A fixed price for works, clearly set out in the contract.
Formal Agreement - At this point, we enter into a formal agreement to build. This agreement states the costs, payment stages and time frame for the construction to be completed. We use a standard HIA (Housing Industry of Australia) domestic building contract. These tried-and-true contracts define and protect the rights and obligations of all parties involved.
Construction - All works are carried out in a safe and professional manor, using only experienced tradespeople. We don’t take on more work than we can handle, enabling us to give full priority to each job right through to completion. We are a small, specialised team, able to pay careful attention to detail, throughout every stage of construction.
